There are usually 3 phases to getting your building certified for construction.
Concept Design Phase:
This is the initial approach where we help land the client's ideas on paper and integrate our design knowledge to achieve the most desired design that complies with the codes and at the same time meets the clien't expectations and estimated budget . This set of drawings can be used to start a conversation with builders, certifiers and engineers.
Development Approval Phase:
(if a DA is necessary, otherwise jump to BA) At this stage the council will require information supporting the building envelope, car accessibility and refuse collection. A town planner and a traffic engineer might need to be involved. For further information, get in touch with your Council.
Building Approval Phase:
After the Development Aplication is approved, then we can move onto the Building Certification process. At this stage the certifier will make sure that the building complies with the construction code (NCC) and the Australian Standards and will issue the building permit. Once we submit the architectural drawings they will send us a list of all the required info. Usually, the following consultants: Structural engineer, Civil engineer, Energy efficiency consultant, (sometimes hydraulic engineer, bush fire assessor, fire safety engineer, flood assessor). And sometimes there would be other applications such as build over infrastructure.
